When it comes to roof leaks, there can be many different causes. It could be from wear and tear, improper installation, and more. Depending on the cause, the process of fixing the leak will be different, too. As such, let’s look at a couple of the more common causes and how to go about fixing them.
Clogged Gutters
As might be obvious to some, when the gutters on a roof are filled with debris such as fallen leaves or the like, it can make it difficult for water to run to the downspouts as it should to effectively move the water from your roof to the ground. The water can then get in where the flashing is either poorly installed or not present at all and causes the leak. To fix this, a roofing contractor will need to remove the gutter to put in some new flashing. Popping the gutter out will also allow for some cleaning to take place to reduce the risk of a future leak even more.
Improperly Affixed Roofing
Shingles are affixed to roofing through the use of nails. As such, if the nails are driven in on a sideways angle or are not driven deep enough, the nails create an open door for the water to get in between the shingles, causing a leak. As is to be expected, the repair for this problem is in the removal of the improper nail so that the shingle can be lifted and re-affixed. Often, a water and ice shield is also put in so the vulnerable spot now has more protection. Roofing contractors can also use a sealant to fill in any holes created by a nail that didn’t find a rafter for further protection.
Chimney Degradation
Chimneys over time will degrade, and this degradation can cause leaks in multiple ways, including if the metal flashing fails, or the bricks and mortar erode and allow water to fall down the chimney. In both situations, it is hard to see the degradation taking place, meaning you will not know a problem is present until the leaks begin. Because of the variety of problems chimneys can cause, there are multiple ways to fix the leaks. For example, if the flashing is the issue, then new flashing can be applied. Using a masonry repellant on the area of the chimney that has eroded can also work to create a watertight seal. As always though, the best way to combat issues with chimney degradation is to get a professional chimney sweep service to come and repair the issue easily and effectively. As far as insurance goes, your insurance company will mostly want a professional to do the work as it is the best and most recommended way to fix a leak.
