Types of Commercial Flat Roofs And Repairs Requirements

Asphalt Roofs

Asphalt is a cost-effective roofing solution. These built-up roofs have smooth or gravel surfaces to protect against weathering. Asphalt roofs begin to crack with age. The perimeters show splits that can allow water seepages. They should be repaired immediately. The following material is required for repairing Asphalt roofs:

  • Roof cement
  • Reinforcing fabric
  • Asphalt primer and mastic

The surface that needs repairs must be cleaned thoroughly, leaving no moisture and dust. The gravel must be removed before applying the patch. Apply a thin layer of Asphalt primer to the roof surface. Cut asphalt impregnated fabric of a larger size than the repair patch and apply. Apply another larger patch and let it dry. Apply two layers of asphalt flashing cement after the first layer has dried up. Press the patch with a trowel. Finally, apply asphalt mastic on the patch.

Built-Up Roofing (Bur)

Built-up roofing is expensive but long-lasting. They are made up of multilayer membranes of tar and other material. BUR is known as a fire suppressor roof system. Repairing of the Built-up Roof requires the removal of the damaged top layer and applying a modified bitumen membrane.

Metal Roof

Metal is durable and lasts long. Metal roofs can withstand all kinds of weather conditions. Metal roofs are made up of sections of metal sheets.

If the damage to a metal sheet is considerable, it is better to replace the entire sheet. However, if any signs of rust are noticed, the area should be cleaned, a primer applied, followed by a coat of paint of matching color.

Thermoplastic Membrane or PVC & TPO Roofing

Thermoplastic polyolefin roofs are ideal for rooftop restaurants or kitchens because they have reflective properties and are resistant to oily substances.

Epdm Roofing

EPDM is a rubber-like scratch-resistant material that is popular for the roofing of commercial buildings. EPDM is made of synthetic rubber, so it cannot be repaired using asphalt cement, roof cement flashing, or aluminum coatings. The repair membrane used to repair EPDM roofs uses adhesive on the underside of the membrane. It also needs the following:

  • EPDM Patch material
  • House-hold cleaner
  • Lap sealant
  • Primer for EPDM
  • Old cloth

The EPDM patch is pressure sensitive that comes with paper to protect the adhesive. The paper film must be removed after cleaning the surface from moisture and dust. After applying the patch using downward strokes, a sealant must be applied on the perimeter.
